Bi Folding Doors for Versatility and a Outstanding Look

In the past the only choice when one replaced their windows and did not want to use wood was silver aluminium. Consequently, we are left with a legacy of spoiled period homes which in some cases are a fire hazard because windows were designed without big enough opening sashes to escape through.

And then they became available in white PVC which were at first cheap and of poor quality and poor design but which went on to become the excellent quality they are today and designed to suit the house not the pocket.

As the old-fashioned designs become obsolete, house owners now have a embarrassment of window and door styles and materials to select from.

For numerous years, there has been a very large marketplace for patio doors, which provide convenience and allow light and air into a home whilst offering a very effective heat barrier when closed. Patio doors have recently made way for the “Rolls Royce in this market which is now the tremendously versatile Bifold door. Anyone looking to buy patio doors now should first be considering whether they could increase their investment to a bifolding door.

Bifold doors can be configured to span a very wide aperture or smaller spaces, behaving when closed as a glass wall to let in enhanced light and to provide sweeping views over the outside vista or garden. The complete wall can be in effect removed by opening the complete doors seamlessly integrating the room into the outside space. Instead, they can serve to broaden available space in limited areas, such as providing inclusion of a balcony to form part of a small flat on a clement day or lightening up an otherwise gloomy corner.

Fully opened, the doors concertina and store compactly to left, right or both sides to limit their intrusion. They can be incorporated to allow french style doors when full opening is not required and a single opening door for pedestrian access in the normal way.

The Shard in London Will Be Europe’s Tallest Tower

Filed under: Doing Business, Profitable Real Estate, Promotion — admin @ 7:39 am

The Shard, a project that is coming up in London, will be the tallest building in all of Europe once completed. The project is heavily financed by the state of Qatar. Many foreign investors are showing keen interest in the UK real estate markets following expectations of a boom here.

The project is a 310m high tower which will loom over the London skyline from its location on the South Bank of Thames. The tower will have 80 floors and will accommodate shared office and residential spaces. In addition, restaurants, shops and a hotel will make it a truly multipurpose building. These will be spread over a massive 600,000 square feet of space. The £2b project is expected to see culmination by 2013.

The Governor of Qatar Central Bank gave his approval to the project recently with his announcement that the UK real estate market is considered a lucrative place for investment for his nation, given the expectations for future growth here. Massive funds are being pumped into the project to make it a truly impressive undertaking. Qatar will own 80% of the building, with the remaining portion being owned by the developer.

The project designed by Renzo Piano Irvine Seller will be one of the first projects to start anew with a high tenancy rate, believe the developers. This is a likely expectation, as the recessive economy is bound to be well on the way to recovery by the time the Shard is completed.

The Director of Sellar Property Group refused to predict rents in the tower and said that pre-letting is not being actively sought for. However, two agreements have been signed for tenancy here by Shangri-La hotels and the Transport for London.

Scottsdale Property Inspection Tips

Getting a top notch property inspection in Scottsdale is crucial whether you are about to sell a home or purchase a home. Here are a few guidelines to doing your own property inspection to make certain your property inspector does what’s mandatory, but do not take this as legal services and always seek professional help. These axioms may also differ from state to state.

Prior to meeting with the Cave Creek home inspector, you’ll be wanting to bring copies of the deed, survey, tax bill, leases, and receipts for any major work on the property. These documents will familiarize the property inspector with your property ; moreover, the search of the same will cause the vendor to invest time in the negotiation.

1 ) Exterior Inspection
Begin with an exterior assessment. With clipboard and pad, record impressions about neighboring property, drives, walkways, stairways, and handicap access. Note the parking situation, grading, and landscaping. Inspect the condition of main walls, doors, and windows. Use your binoculars to test the roof, or if at all possible check it close-up. Is it cracking or thick with too many layers? Are the gutters and downspouts in good condition? Water is deleterious, so be aware of drainage. Look for soggy conditions, peeling paint, cracking mortar, algae and mildew.

2) Major Systems Inspection
The basement is one of the most telling parts of a property. From there, begin considering the major systems. Inspect the foundation by studying the outside walls for sandy, cracked, or deteriorated mortar. To find air leaks, look for cobwebs-spiders spin them near openings to prey upon insects who enter from outside. Explain this entomology lesson to the vendor as you pick at those energy inefficient cracks. Check the sump for water which indicates leakage. Water draws termites, so use your screwdriver to probe rafters for rotten wood.

3) Living Area Inspection
Next, inspect the living area. Check for an alarm system and smoke detectors. Note the smell-it can affect value. Tally the number of bedrooms and lavatories. ( According to FHA, a’bedroom’ is not a bedroom if you’ve got to walk thru it to access another room. ) Many older houses lack closet space, so make note. Inspect the composition and condition of floors and walls. Test all windows and doors for ease of use. Also check that all electrical sockets are grounded ( three prong ) and functional ( you can use an inexpensive electric tester. )

These are just a few things to consider when you get a home inspection done. This does not replace the advice of a real, qualified and experienced pro. Please seek qualified help when you actually need your Cave Creek property inspection done or call 480-415-7977 if you are in the Phoenix, Arizona area.

Colmore Plaza Gets BREEAM Green Signal

Filed under: Doing Business, Profitable Real Estate, Promotion — admin @ 1:26 pm

Birmingham has received its first BREEAM accreditation for a building within city limits. With this top rating, Birmingham has displayed its focus and efforts on environmental protection.

The Colmore Plaza in Birmingham has received the ‘very good’ rating in the Environmental Assessment Method ratings from BRE for sustainable green features. This is a first for the building and is a huge achievement as very few buildings across UK have managed to get this top rated accreditation so far. With this high BREEAM rating the Colmore Plaza can hope to become a most sought after business location here. Its value has been significantly improved after the rating was given.

The building was developed by Abstract Land and subsequently procured by The Carlyle Group. After the change of ownership the building was presented in a completely transformed avatar which changed its fortunes in a mere few months. Tenants began to favour the location after this makeover. The complete transformation was wrought by Davis Langdon and was completed earlier in the year when Amey made public its proposal to have a design hub in the premises.

Speaking about the BREEAM rating Director Carlyle Group, Mark Harris, said that it was indeed a great achievement. The exercise had another advantage too- that of opening up possibilities of other innovations to improve and sustain the environmental performance of the building. Mr Harris hoped that the building would become a benchmark for new desk space rental projects in the area.

He also said that the BREEAM accreditation will underline the value Carlyle Group places on environment friendly policies by demonstrating social responsibility. A significant financial saving will also accrue to the businesses here through the energy saving features built into the commercial structure.

Office Space Rentals in Manchester Likely to Continue Downward Trend

Filed under: Doing Business, Profitable Real Estate, Promotion — admin @ 6:54 am

As unemployment in the UK continues to rise and companies look for more ways to cut costs, the office property market continues to experience a downward spiral on both valuation and letting rates. It is predicted that occupier controlled office spaces will come back into the market with very few buyers to take them.

As far as Manchester is concerned, office space rental and valuations will continue to remain low, though not as low as other cities, according to a report from Jones Lang LaSalle. Trevor Sloan, who heads the company’s National Office Agency team in Manchester, has said that while the trend of reducing office space among companies is prevalent across the UK, Manchester has been more or less protected from it so far. Hence, financial loss from vacant office space has been less in Manchester.

The biggest reason for office spaces lying vacant in Manchester is that landlords have temporarily suspended redevelopment work on their properties. Thus, it is more because of such half-renovated office space lying vacant rather than tenants giving up existing office spaces that is causing the vacancies in the Manchester real estate circuit.

With the coming year however, tenants in Manchester are likely to start vacating Grade B space as well as prime Grade A space, leading to a steep fall in rentals. This is likely to affect the Manchester market for a long time, predicts the company.
